How to qualify/apply

We are looking for a good match.

This is a very important step. Please do not skip this step. This is a time saver for all of us. We will not entertain your application until you have watched this video. It is to your benefit to watch this video.


We created what we call our ON BOARDING VIDEO. It is a short 3.5 minute video showing you the property and some of the items we are looking for in an applicant. The purpose of this video is to save you and us TIME. You will be able to assess if this community is right for you. Below are some of our minimum requirements/qualifying criteria.

Our MINIMUM Qualifying Criteria

  • Monthly income  must be at least 2.5 times you pay in monthly rent.
  • You must demonstrate the ability to pay thru certified bank statements.
  • We are looking for a minimum of 640 FICO score.
  • Must have stable employment and/or verifiable income.
  • Positive rental history and/or mortgage payment history.


We are looking for the best residents therefore we do not select residents on a "first-come, first-served" basis. We will assist all applicants without regard to race, color, religion, sex, disability, familial status, marital status, national origin, sexual orientation/transgender status, citizen/immigration status, or source of income.

MOVE IN FUNDS

  • We require an amount equal to twice the first month's rent in certified funds to move in. This must be verifiable. 

SMOKING

  • NO SMOKING or VAPING allowed in the property.

PET POLICY

  •  We require all applicants to register at Pet Screening,  Inc., a third-party pet screening and assistance animal validation  provider. There is no charge unless you have a pet. There is a small  charge to register each pet. Use this link to register:  https://jprealestategroupllc.petscreening.com 
  • NOTE:   We do not accept vicious or attack-trained dogs and we have a  maximum of 2 pets. Dogs and cats should be neutered or spayed. No snakes  or other reptiles and no birds!  
  •  Applicants who do not have pets will be asked to affirm that they understand our pet policies. 
  •  Applicants with pets will provide profiles of their pets, which we use  to qualify them for occupancy. The pets’ age, breed, sex, current  licensing, shots and photos will be a part of each pet’s profile.  Applicants will have access to these profiles for one year (unless  renewed) and can share this centralized pet information with whomever  they wish, including veterinarians, pet groomers, dog walkers, pet  friendly hotels, etc. 
  • We will charge both a PET FEE (non-refundable one time fee per pet) and a monthly PET RENT per pet.
  •  Applicants requesting a special accommodation for an assistance animal  will be asked to substantiate their need for the animal. We do not  accept documentation from online companies that simply charge a fee to  issue paperwork, but do not actually evaluate the need for an emotional  support animal. Note: It is against the law to intentionally  misrepresent a need for an assistance animal and you may be prosecuted for such  misrepresentation. 

 

We will pull a credit and background reports (which include eviction and bankruptcy  reports, SSN verification, employer verification, sex offender,  criminal, terrorist watch list reports and FICO score) on every  applicant. We will also contact your present and past landlords, as well  as current and past employers to verify the information provided on  your application.  

 

Our company believes that our tenants are our greatest assets.  We want to serve you the best we can. We are all about long term relationships with our residents/tenants.

 

IF ACCEPTED FOR OCCUPANCY, OUR COMPANY EXPECTS YOU TO  MAINTAIN THE HOUSE AND GROUNDS AND TAKE CARE OF THE MINOR MAINTENANCE  AND EXPENSE THAT COMES FROM LIVING IN A HOUSE/ TINY HOME. IF WHAT WE OFFER APPEALS  TO YOU AND YOU ARE WILLING AND ABLE TO TAKE ON THIS RESPONSIBILITY (AND  YOU MEET OUR QUALIFYING CRITERIA LISTED ABOVE), THEN WE INVITE YOU TO  APPLY TO RENT THIS PROPERTY.

We thoroughly screen all potential tenants to ensure that they are reliable and trustworthy.  We want to select the best residents as much as possible. We don't do "first come first serve" with the applicants. We look for the best qualified and the best suited for the community. We want to create long term relationships with our residence therefore our screening process is designed to look for people who want the same.

This Tiny Home Community is located on the west side of CLEMENTS High School in Athens ALABAMA. About 20 mins from Athens proper. Rogersville AL is just west of this community. Elk River is about 3 miles west of this community. The address is 7384 Highway 72W, Athens AL.
